- Marin & Wildfire Risk: Underwriters prioritize defensible space, ember-resistant 1/8-inch vents, clear gutters, and a 5-foot non-combustible perimeter zone around the foundation. Recalled panels and roof age are also variables that come into play.
- San Francisco Historic Systems: In SF's classic homes such as Victorians and Edwardians, insurers inspect active knob-and-tube wiring, recalled panels (Zinsco, Federal Pacific), flat roof drainage, galvanized plumbing, and soft-story seismic retrofits.
Escrow Guidelines for Buyers
- Financed Purchases: Lenders require a fully bound policy binder before releasing funds. Start insurance checks on day one of escrow, or before presenting an offer, to confirm you can obtain coverage that fits your budget.
